Swindon Property is seeking a highly motivated and experienced Occupier Services Transaction Manager to join our Occupier Services team. The ideal candidate will facilitate real estate transactions for our corporate clients, including lease negotiations, property acquisitions, investment sales, and disposals. They will possess a deep understanding of the commercial real estate market, excellent negotiation skills, and the ability to manage complex transactions from inception to completion.
Responsibilities:
Client Management: Build and maintain relationships with corporate clients, understanding their real estate needs, objectives, and constraints. Provide strategic advice and customized solutions to meet client requirements effectively.
Market Analysis: Conduct thorough market research and analysis to identify potential properties, market trends, and opportunities for clients. Stay updated on industry developments, competitor activities, and relevant economic factors.
Transaction Management: Guide the entire real estate transaction process, including lease negotiations, property acquisitions, and disposals. Coordinate with legal, financial, and other stakeholders to ensure smooth and timely transaction closures.
Property Evaluation: Evaluate properties to assess their suitability for clients based on factors such as location, size, amenities, and pricing. Provide clients with comprehensive property reports and recommendations.
Negotiation: Negotiate favorable terms and conditions on behalf of clients, including lease terms, purchase prices, and contract terms. Advocate for clients' best interests while maintaining positive relationships with landlords, sellers, and other parties involved.
Client Representation: Act as the primary point of contact and representative for clients throughout the transaction process. Keep clients informed of progress, developments, and any issues that may arise.
Relationship Management: Cultivate and maintain relationships with landlords, property owners, developers, and other industry professionals to expand networks and identify potential business opportunities.
